Project Scope The project involved a complete gut and renovation of the 1965 wood framed skilled nursing facility. The original facility suffered from water and termite damage, with widespread mold, and did not provide code compliant patient treatment spaces.
Built 30 years prior to the passage of the Americans with Disabilities Act, the site had no compliant spaces, requiring upgrades to make the path of travel compliant. These upgrades included ADA parking spaces, ramps and sidewalks, restrooms, drinking fountains, patient sleeping rooms and bathrooms, and door hardware upgrades. In addition, shear walls, fire barriers, and exit sizes were remodeled to meet the code for life safety. Building repairs included new roofing, stucco repairs and color coating, foundation repairs and new doors and windows to provide a sealed envelope. Site water issues were mitigated with new French drains and grading improvements.
Finally, a new, child friendly, interior finish scheme was provided, with vibrant colors and friendly scaled down graphics. Care was taken to provide rooms that meet current clearance requirements for accessible and normal patient spaces, bathing facilities usable by the special clientele, and drop-off spaces for disability friendly vehicles and school buses. Building systems were also upgraded to meet the requirements of the new program and life safety requirements. Upgrades included new air handling units, exhaust fans and water heaters as well as a new emergency electrical system, IT servers, nurse call, and fire alarm systems.
